Snowbird Season: Opening a Seasonal Home on Amelia Island

Every October, Amelia Island and the beaches south of it start filling back up. Seasonal owners fly in, rental calendars pick up, and a lot of houses that sat closed through a Florida summer get opened for the first time in months. If you own one — or manage one — the difference between a good arrival and a miserable one is what happens in the two weeks before the key turns.

What Actually Happens to a Closed Florida House

A house that’s been shut since May has been sitting through the most humid five months of the year, often with the AC set high to save power. That combination does predictable things: a musty smell in the soft goods, mildew film on bathroom ceilings and grout, dust settled over every surface, dry P-traps letting sewer gas up through unused drains, and — depending on the summer — insects that found their way in and didn’t find their way out.

None of that is dramatic. All of it is unpleasant to discover at 9 p.m. after a travel day.

The Opening Checklist

  1. Air it out and get the AC working properly. Drop the thermostat to a normal setting, replace the filter, and open windows if the day is dry. Moving air is what clears a closed-up smell — nothing in a bottle does it.
  2. Run every faucet and flush every toilet. Two minutes each. This refills dry P-traps, which is usually the real source of a sewer smell in a guest bathroom, and clears stagnant water from the lines.
  3. Check for moisture damage first, before cleaning. Ceilings, window frames, under sinks, closet corners on exterior walls. Finding a leak now is a repair; finding it in December is a renovation.
  4. Wash all the soft goods. Bedding, towels, and shower curtains absorb months of humid air. They come out of storage smelling like storage.
  5. Deep clean the wet rooms. Bathrooms and kitchen — grout, tile, tubs, shower tracks, fixtures. This is where summer humidity leaves its mark.
  6. Kitchen reset. Fridge inside and out, cabinets and drawers wiped, pantry gone through — anything opened in April is out. Check for pantry moths while you’re in there.
  7. Dust top-down, then floors. Fans, light fixtures, blinds, shelves, then vacuum and mop last, corners and edges included.
  8. Windows, tracks, and screens. Salt air and pollen coat everything on the coast. Clean glass is most of what makes a house feel opened up.
  9. The outdoor rooms. Lanai, porch, patio furniture, and the grill. Rinse off the summer’s mildew film and pollen before the first evening outside.

If You’re Arriving From Out of State

The version of this that works best is simple: have the house cleaned in the few days before you land, not after. Walking into a home that’s already aired out, scrubbed, and ready is worth far more than the same clean a week later, when you’ve already unpacked around the dust and made your peace with it.

The same is true for rental turnovers. Guests notice the wet rooms and the smell in the first ninety seconds, and a house that sat closed all summer needs a real deep clean before the first booking of the season — not the standard turnover clean that works fine in March. If you’re weighing which one you need, here’s the difference between a deep clean and a standard clean.

And When You Close It Back Up

Come spring, the reverse matters just as much: clean the house before you leave rather than after you get back. Empty the fridge and pantry completely, take out all trash, launder and store the bedding, and leave the AC set to a temperature that controls humidity rather than off. A house that gets closed clean opens easy. A house that gets closed in a hurry is the one that smells in October.
